Frequently Asked Questions
Everything you need to know about buying land in Kenya and our available listings.
Yes. Both our listed properties — the 610-acre Makuyu farm land and the 1.75-acre JKIA
commercial plot — come with clean, verified title deeds. We strongly recommend that buyers conduct independent
searches at the Ministry of Lands to independently verify ownership before any transaction.
The Makuyu land is being sold as a single whole parcel of 610 acres. Subdivision or sale
of individual portions is not available — the entire 610 acres must be purchased by one buyer. This makes it
an ideal acquisition for large-scale commercial farming enterprises, investment groups, or institutional
buyers. If you are interested in forming a buying group or consortium, we are happy to facilitate
introductions. Contact us on +254 722 462296 for more information.
The Makuyu land features two dams and a natural perennial stream running through the
property, providing year-round water security across all 610 acres. This makes the land highly suitable for
large-scale irrigation farming, livestock, fish farming (aquaculture), and horticulture. The surrounding area
further confirms the agricultural richness of this location — neighbouring farms actively grow coffee,
avocados, and bananas, testament to the fertile red soils and favourable Muranga microclimate.
The 1.75-acre plot at Jomo Kenyatta International Airport is a highly versatile
commercial site. While it has been proposed for airport hotel development, the seller is fully flexible on the
change of use — the buyer is free to develop it for any lawful commercial purpose. Potential uses include a
hotel or serviced apartments, office complex, logistics or cargo facility, retail and hospitality hub,
mixed-use commercial development, or any other business suited to its prime JKIA location. All development
will be subject to Nairobi City County approvals and relevant authority permits.
The standard process involves: (1) Identifying and visiting the land, (2) Conducting due
diligence — land search at the Lands Registry, surveying the plot, and verifying boundaries, (3) Engaging a
lawyer to draft a sale agreement, (4) Paying the agreed deposit, (5) Completing payment, (6) Transfer of title
deed at the Ministry of Lands and payment of stamp duty (4% for urban, 2% for rural). The process typically
takes 60–90 days from offer to completion.
The Makuyu land is located 5 km from the Nairobi–Nyeri highway, giving it excellent
accessibility from Nairobi (approximately 80–90 km via the Thika Superhighway towards Muranga). The property
also has a 3 km road frontage along Ithanga Road and is opposite the well-known Kakuzi Farm, making it easy to
locate.
Prices are quoted in both Kenyan Shillings (KSh) and US Dollars (USD) for the
convenience of both local and international buyers from anywhere in the world. Payment terms and financing
arrangements are negotiated directly with the seller.
Yes — while the land must be sold to a single purchasing entity, a group of investors
can form a company or consortium to acquire it jointly. In Kenya, this is commonly done by registering a
Private Limited Company (Ltd) at the Business Registration Service, then purchasing the land in the company's
name. Each investor holds shares in the company proportional to their contribution. This is a legally
recognised and widely used structure for group land acquisition. We are happy to advise you on this approach —
contact us on +254 722 462296 to discuss further.
Yes. Buyers from anywhere in the world are welcome to invest in Kenyan land. Kenyan
citizens abroad retain full land ownership rights. Non-Kenyan nationals may hold leasehold land (up to 99
years) and can purchase through a locally registered company to access freehold titles. You can appoint a
Power of Attorney to act on your behalf if you cannot travel to Kenya for the transaction. Our team is
experienced in guiding international buyers through the full process remotely — from due diligence to title
transfer.
